Dubai Real Estate Surges 16.9% in July as Total Transactions Reach AED 56.1 Billion

DUBAI , Dubai’s real estate sector delivered a robust performance in July 2026, generating AED 56.10 billion ($15.27 billion) in total market value across 18,732 overall transactions. According to official data from the Dubai Land Department (DLD), the month marked a 16.9% month-on-month increase compared to June, underscoring sustained international demand and strong local market fundamentals.

The market was driven by strong sales volumes and an expanding mortgage sector, while high-net-worth buyers continued to anchor the ultra-luxury segment. The month’s marquee deal was a high-end luxury apartment sale in Jumeirah Second, which fetched AED 166.08 million ($45.22 million).

During the July 1–31 period, performance broke down across three main transactional pillars:

Direct Sales Activity

Property sales formed the core of July’s market activity, generating AED 34.88 billion ($9.50 billion) across 13,930 transactions. Individual apartment and villa units dominated this segment with 12,331 completed sales, while land transactions totaled 853 and commercial buildings accounted for 746 sales.

Mortgage & Financing Expansion

A surging mortgage sector reflected strong end-user confidence and favorable long-term financing conditions. Total mortgage volume reached AED 17.50 billion ($4.76 billion) across 4,036 transactions, covering 2,650 units, 1,285 land plots, and 532 buildings.

Property Transfers & Gifts

Registered property gifts and family transfers contributed AED 3.72 billion ($1.01 billion) in value across 766 transactions, comprising 565 units, 135 land plots, and 66 buildings.

July’s figures demonstrate steady double-digit growth heading into the second half of the year. The dual expansion of volume-driven unit sales alongside significant land acquisitions highlights a balanced ecosystem capable of sustaining both mass-market demand and ultra-luxury investments.
